In 2022, the EVHA (Entitat Valenciana d’Habitatgei sol) put out to tender 1,090 social rental homes under the motto “Sustainable Llars”. One of the seventeen chosen locations is in the Rabasa Sector, in the municipality of Alicante.

The winning project of the competition takes advantage of the trapezoidal shape of the shearwater to place 34 semi-detached homes organized in two bands of 15 homes on the long sides and 4 single-story accessible homes on the short sides. Taking advantage of this perimeter layout, a large green interior space is generated to host community activities, play and sports spaces.

The typology of semi-detached homes is built using industrialized walls that define a modular and flexible system that provides efficiency and versatility. The homes are organized with a large space on the ground floor with the kitchen, dining room and living room with access to the parking and storage room, (which can be converted into a workshop or space for creativity) and the green patio. The upper floor allows three or four rooms to be connected at will and are capable of hosting multiple uses, allowing a change in the program throughout the useful life of the building according to the needs of its inhabitants. The kitchen-dining room occupies a central space in the house on the ground floor and allows the creation of multiple configurations for meeting and sharing.

The project’s energy strategy focuses on maximizing the use of environmental resources passively (sunlight, ventilation and inertia), incorporating maximum energy efficiency systems and promoting the generation of green energy, obtaining a substantial reduction in energy consumption. throughout the year. The courtyard is a key environmental control element to encourage the passive design of buildings. In this case, the space will contain plants that, together with irrigation water, will add humidity to the air. An awning will allow you to control the sunlight in the space throughout the year.

The project is proposed as an industrialized modular system using modular steel frame elements such as bathrooms or facades, which will speed up the construction process to respond to the short execution deadlines proposed.
